This does not change the fact that it is a market that is constantly developing. Flexible office spaces have become the perfect answer for a group of tenants who are looking for simple solutions. Interestingly, however, serviced offices and coworking spaces do not have a single target group. The diversity of their offer makes these spaces suitable for different activities. So who uses coworking and who uses a serviced office?
Is coworking intended for you?
Research conducted by Deskmag in 2011 found that coworking workers are on average 34 years old. Two-thirds of employees are men and one-third are women. That’ s about it in terms of pure demographics. However, it is worth exploring the topic and considering, for example, which industries are represented by today’s coworkers. It turns out that they are employees who are difficult to classify. The stereotypical image of coworkers is limited to the recognition that they are people who love everything unconventional, just business hipsters. In reality, a coworker is usually a programmer, graphic designer or photographer, as these specialisations are most often represented at coworking spaces.
Coworking is also attractive to many freelance jobs related to coaching, consultancy, communication, PR or journalism. Thanks to working in a shared space, this type of coworker develops their network of contacts, which is the basis of their profession – based on contact with other people.
Who is interested in a serviced office?
Interest in flexible office space depends on the specific real estate needs of the business in question. Generally speaking, serviced offices are the best option for companies looking for flexible, ready-made office space. If a company does not have the time, resources or desire to invest in a long-term lease, a serviced office can be a particularly attractive proposition. Therefore, a flexible lease is ideal for start-ups and small and medium-sized entrepreneurs who, especially at the beginning of their business, do not want to be tied down by a long-term contract.
Another group interested in working in service offices are teams that operate on a project basis. For this reason, large corporations are increasingly opting for this type of real estate. Thanks to flexible contracts, which can be concluded for a shorter period of time (in comparison with classic real estate), it is possible to rent an office for the duration of a project, i.e., for example, several months.
Serviced offices may also be suitable for companies planning expansion into new markets. It is a safe option, because if a new branch does not turn out to be necessary, it can be quickly abandoned thanks to a short-term contract.
